The Parramatta CBD is estimated to grow to a total workforce of 186,000 by 2021 with a $30 billion economy. To meet this demand there are numerous new major towers being currently developed in the area.

The 105 Phillip St project constructed by Built is the new home to the NSW Department of Education who has entered into a long term lease for all 12 levels of this new landmark commercial building.

Upon completion, the property will comprise an A-grade office building, with a net lettable area of 25,228m2. Ultrafloor were chosen by Built as the preferred structural solution for the commercial levels as it offered substantial time and cost benefits over the originally proposed scheme.

To meet the specific challenges of this project Ultrafloor engineered a table-formed PT banded solution with Ultrafloor 250M-1270 and 250C-1270 systems for the slab infill.

Each of the commercial tenancy levels have an Ultrafloor footprint of approximately 1,900m2 with each level being installed in 3 days utilising a team of only 12 men, resulting in extremely quick cycle times for the structure.

The slab spans for the commercial tenancies were typically 9.0m and were supported by tabled formed primary bands spanning up to 14.55m with end cantilevers of up to 4m. Both the Ultrafloor beam system and the post-tensioned primary bands were designed and certified by the in house Ultrafloor design team. Ultrafloor was chosen for its ability to meet tight design and construction programmes, our recent experience with commercial structures and the cost effectiveness of the Ultrafloor solution.
